Graphic Designer — Project Brief
July – December 2026
THE OPPORTUNITY
We are looking for an exceptional graphic designer to join the AFMKTG team for one of the most exciting real estate engagements we have ever taken on.
Our client is a private, master-planned residential and golf community — storied, extraordinary, and genuinely unlike anything else in its market. After years of operating quietly behind the gates, the community is ready to make a bold statement to the world. We are leading a complete brand and digital transformation across four distinct residential products, and we want a designer who can help us make it unforgettable.
This is an opportunity to participate in work that will reshape how one of the most prestigious addresses in its market presents itself to the world. The scope is rich, the team is tight-knit and highly capable, and the creative standard is high. ABOUT AFMKTG
AFMKTG [A-F-Marketing] is a national creative branding and marketing agency specializing in luxury residential, multifamily, mixed-use, and hospitality real estate. We build brands, launch communities, and bring properties to market with intention and precision. Our team of strategists, designers, writers, and developers operates at the intersection of art and commerce — and we hold ourselves to an exceptionally high standard.
THE PROJECT
This engagement spans four distinct residential products, all under a single master umbrella brand. Your work will span all four, with depth varying by product and priority:
· Master brand — brand refresh and design system
· Community 1 — brand + collateral suite and broker program
· Community 2 — brand + collateral package
· Community 3 — builder-facing marketing materials
· Community 4 — visual identity + light collateral (concept-stage; light activation)
The creative work runs July through November 2026. Timelines below allow for 1–2 week adjustments when communicated proactively by the agency.
SCOPE OF WORK — BY PHASE
Every deliverable is listed exactly as scoped. Nothing has been grouped or reordered — what you see is what the work is.
July 2026 – Early August 2026 Brand Refresh & Naming
- Master Brand refresh — color, typography, digital cleanup (not a rebrand)
- Visual brand/ brand packages for 4 Communities (names to change)
- Logo lockups, comprehensive brand guide, and design standards per property
Early August – Early September 2026 Art Direction & Master Brand System
- Complete visual identity modernization — Master Brand brought into 2026 with elements, patterns, art direction and more - to consider digital, print (brochure), web, environmental signage, etc.
- Photography and video art direction guidelines and shoot briefs for photo & video
- Master brand strategy and identity guidebook for Master Brand
- Curated stock and lifestyle imagery library
- Final brand presentation and two approval rounds
August – September 2026 Collateral Design — All Properties
- Community 1: multi page property brochure/book, broker presentation deck, floor plan flyers* stationery suite, lot map, insider guide, spec sheet
- Community 2: multi page property brochure/book, site plan flyers, one-pager
- Community 3: multi page property brochure, site plan flyers, one-pagers
- Community 4: vision deck, lot map, builder overview
- Digital ad creative templates for future paid activation
*Floor plan tracing note: Floor plan tracing for up to 5 floor plans to be assigned to a junior designer, reviewed and approved by you. First floor only, one modification variant per plan, for flyer/collateral use. Source files (architect elevations, existing renderings) will be provided. This is tracing and refinement into branded collateral — not architectural design from scratch.
Early September – October 2026 Website Design & Email Templates
- Website design and layout for 8 major pages: homepage, 4 real estate pages HOA, Amenities & Experiences, Golf
- Email marketing templates (3)
All property and brand references should follow the Master Brand naming system established in Phase 1.
General Throughout Engagement
File & Production Management
- Maintaining an organized, named master file system for all design assets across all properties
- Prepping and packaging final files for print (bleeds, color profiles, vendor specs)
- Overseeing and reviewing print submissions and proofs before approval
- Quality control on all final deliverables before they leave the agency
- Version control — keeping track of approved vs. in-progress files
Collaboration & Communication
- Availability for periodic team check-ins and creative reviews
- Responsive communication via Slack or Basecamp within 24-48 business hours
- Flagging timeline risks or scope questions proactively
Creative Support
- Resizing and reformatting approved assets for multiple channels (print, web, social, email)
- Creating mockups for client presentation purposes
- Supporting the web designer with design spec handoff and asset delivery
Process
- Working within AFMKTG's approval workflow — no files go to client without internal sign-off
- Providing editable source files (AI, Indd, PSD) at project close
- Participating in kickoff and onboarding to get fully aligned on the brand vision before production begins
WHO WE'RE LOOKING FOR
We are open to working with a freelancer — our preference is a single named person who owns this work start to finish. Someone whose hand is visible in the output, who takes pride in craft, and who understands what it means to design for a discerning audience.
The ideal designer for this engagement:
- Has a portfolio that demonstrates luxury real estate, hospitality, or comparable high-end brand and collateral work
- Is comfortable working within an established brand system as well as evolving one
- Can move between identity design, print collateral, and digital layouts without losing quality or speed
- Communicates clearly, flags issues early, and takes direction well
- Is available to begin onboarding by late June or early July 2026 and can commit the bandwidth this scope requires through late November 2026
