OAK Property Management, Senior Marketing Manager
GENERAL DUTIES
As a Regional Marketing Manager, you will gain experience in International, National, and Local marketing and work in fields such as digital marketing, public relations, business strategy, market analysis, agency management, and campaign management. Your work will grow brand awareness, reservations, revenue, and customer loyalty through focused plans, major projects, and campground consulting within your region. Within the scope of Outdoor Hospitality, you cultivate the marketing functions for a property including: strategic marketing planning/execution, partnerships, digital marketing, social media marketing, email marketing, and on-site marketing. The Regional Marketing Manager acts as a marketing consultant to operations and revenue teams to direct and strategize marketing initiatives at the campground level and manage the end-to-end execution for the properties within your region.
SPECIFIC DUTIES
- Database Marketing: Serves as the expert on local markets and regions. Analyzes past business performance in correlation to other properties, forecasting both short- and long term business needs. Knowledge of business trends and key business impacts with a sound understanding of statistical and business analysis. Inspire trial and connect with our guests to drive loyalty.
- Marketing Planning and Execution: In coordination with operations and revenue, the Regional Marketing Manager develops property marketing plans and programs. Nimble and strategic plans with a multi-channel approach. Success is measured by pre-defined strategic goals tracked through monthly and quarterly benchmarks.
- Relationship Management: We build cross-functional teams who are accountable to each other. Effectively collecting and communicating information to and from many sources including vendors, campgrounds, managers, and freelance professionals.
- Marketing Consulting: Take overall marketing processes and strategy and adapt to each individual campground based on the campground market. Identify and communicate business needs and opportunities in conjunction with the revenue and operations teams and devise plans to pivot strategy or act.
- Budget Management: Collaboratively with operations, build, manage, and reconcile marketing budgets at both the property ensuring all expenditures are within allocated limits.
- Marketing Platform Management: Act as the owner of the KOA.com page, email platform, TruDigital, etc. and lead messaging and distribution for those platforms on the campground’s behalf.
EXPECTED RESULTS
- Achieve KPI and revenue goals for key marketing initiatives through effective marketing plans that will be benchmarked on a project-by-project basis.
- Increase registration revenue and camper nights through marketing functions and digital and onsite developments.
- Successful communication and relationship management with all cross-functional partners, valuing each other’s input and collectively working together to achieve our goals.
- Delivery of projects within defined budget in a timely manner as defined by manager.
JOB QUALIFICATIONS
- Four-year college degree, preferably in Marketing, Market Research, Business Management or a related field. MBA a plus
- 3-5 years of marketing, specifically in a research or strategic role
- Ability to juggle various projects and handle tight deadlines under minimal supervision in a fast paced, result-driven environment
- Experience with and knowledge of email, web, and social media marketing
- Innovative thinker capable of operating both in a strategic capacity (big picture perspective, asks 'why') and a hands-on/execution capacity (detail-oriented, conscientious)
- Must have technical aptitude with the following programs: Excel, Word, and PowerPoint
- Able to travel up to 40% of the time
- Has a valid Driver’s License and International Passport
- Agrees to a background check
PHYSICAL REQUIREMENTS
Ability to lift and carry up to 25 pounds occasionally Ability to travel by air and auto Ability to answer phone calls, hear issues, & give direction while viewing computer screens Must speak and write English fluently.
